Residential projects, especially single family houses or small multi-family residential developments require a different approach from high rise condominiums or larger commercial projects. The construction of smaller residential units typically does not include extensive involvement of architects and engineers and the accompanying quality control inspections and tests. The work is performed by small construction firms. Knowledge of local construction practices and conforming to certain types of construction processes commonly used in the region where the projects are located are some of the steps S & F uses to minimize construction errors and misunderstandings. This approach has helped us earn high level of satisfaction from our clients.

This award winning house maximizes the view of the lagoon, natural light. Extensive use of concrete eye-brows provided shading and reduced air conditioning requirements. The post-modern architecture used masonry walls, concrete columns, steel columns with hollow-core precast slabs at the floor and roof.

S & F provided structural engineering services for this key-west styled two-story Townhouse residential building with four units of approximately 14,000 total square feet. Hambro floor system was used at the second level with masonry walls. Wood trusses were used for roof framing.

The project consists of a unique three-story Townhouse building of approximately 6,600 total square feet that maximizes the allowable building space in a small lot near downtown Fort Lauderdale. The two units in the building (duplex) are separated by masonry wall. Hollow-core precast concrete floor system with wood truss roof was used for structural framing. The design was successfully re-used in two additional locations.

A key-west style two-story house has approximately 4,550 total square feet. Hambro floor framing system (a proprietary cast-in-place concrete slab composite with pre-engineered steel framing) with reinforced masonry walls were used for the structure.

S & F has designed over 75 single family residential structures (one and two stories) for the members of Seminole Indian Tribe of Florida in Brighton, Big Cypress and Hollywood Reservations. Most houses used one of the 9 prototypes developed by the design team with minor variations.

In addition, S & F has designed over 20 house additions for the Seminole Indian Tribe of Florida Housing Department.
